Re-imagine this property as a “time-share.” Guests rent a bedroom(s) for 12 months and can come and go through the year as they please. They’ll alway have use of the communal kitchen and living room. You will always have your own separate apartment. They, and you, can always have a get away place down the shore for work and play. An hour by car, ~ two by train. Also, if you don’t time share out all the bedrooms, put the empty ones on summer rental platforms.
